Investor Requirements

To qualify for citizenship of Saint Kitts & Nevis under the real-estate option, the Government requires an investment in approved real estate with a value of at least US$200,000, such as KOI Villas & Residences.

In addition, applicants are required to meet the following minimum requirements:

  • Main applicant must be at least 18 years of age.
  • The property must be owned for a minimum of 5 to 7 years.
  • Outstanding moral character, including no criminal record.
  • Stable finances and high net worth.
  • Complete a medical health questionnaire to show good health.

See Investor Requirements here.

Finally, applicants are required to pay the following fees to the Government of Saint Kitts and Nevis:

  • Upon submission of application, the following due diligence and processing fees must be paid –
    • US$7,500 for main applicant (non-refundable)
    • US$4,000 for each dependent who is over the age of 16 years (non-refundable)
  • Once an applicant receives an Approval in Principle, the following Government fees must be paid –
    • US$35,050 for main applicant
    • US$20,050 for spouse of main applicant
    • US$10,050 for other qualified dependent of the main applicant regardless of age

For accelerated treatment from the Citizenship-by-Investment Unit, interested applicants can apply under the Accelerated Application Process (“AAP”).  Under the AAP, applications will be completed within 60 days, with some applications completed in an early as 45 days.

AAP Due Diligence and Processing Fees:

  • Upon submission of application, the following due diligence and processing fees must be paid –
    • US$25,000 for main applicant (non-refundable)
    • US$20,000 for each dependent who is over the age of 16 years (non-refundable)
    • An additional fee of US$500 will be applicable for the processing of the St. Kitts and Nevis Passport for any dependents under the age of 16 years.
  • Once an applicant receives an Approval in Principle, the same Government fees outlined above must be paid.

The real-estate option has major advantages, namely that the real estate investment is a completely recoverable investment. In other words, you can sell the real estate and recover your investment and the next buyer can also qualify for citizenship.
